Biden got most of what he wanted in this part of his proposal.”\n(PAVE is up 4% this week, bringing its year-to-date gains to 21%.)\nThe amount agreed upon “Is a large amount of money for this part of the economy,” Jacobs said.\nHow large? On its second quarter 2021 earnings call, CEO Steven Demetriou said, ”[A]s far as the U.S. infrastructure stimulus opportunity, I think we’re extremely well positioned with the organic capability we have today.”\nSmart strategy?\nJay Rhame of Reaves Asset Management, which specializes in infrastructure-related industries such as utilities, energy, and communications, said Biden was smart to split the infrastructure proposals from the American Jobs Act into two different pieces, a “hard” and “soft” infrastructure package.\n“This is what Biden ran on, that he can reach across the aisle and make a deal,” he told me. “It wasn’t worth it to hold the hard infrastructure part up over the softer infrastructure issues. Let’s put people back to work, and not get hung up over a debate on things like carbon emissions.”\nOther pieces that could qualify as “infrastructure” are also advancing. The U.S. Innovation and Competition Act passed the Senate two weeks ago, which would provide $252 billion for funding for scientific research, as well as subsidies for chipmakers and robot makers in an effort to compete with China.\nThe next part — the so-called “soft infrastructure” segment — will address clean tech, elderly care, money for schools and hospitals. Buffett's position on the board was a major PR coup for the foundation, which is one of the world's biggest charitable enterprises.</p>\n<p><img src=\"https://static.tigerbbs.com/5ad33e43f59ee4df358ff3db98d9cfd5\" tg-width=\"500\" tg-height=\"262\">Buffett, now 90, announced his decision to step down from the Gates Foundation board in a statement that also announced he had reached the halfway point in giving his Berkshire Hathaway shares to charity. Buffett gave away another $4.1 billion in Berkshire shares to give foundations.</p>\n<p>Ina statementshared with CNBC, Buffett said he was resigning from the Gates Foundation board \"just as I have done at all corporate boards other than Berkshire's\".</p>\n<blockquote>\n \"For years I have been a trustee – an inactive trustee at that – of only one recipient of my funds, the Bill and Melinda Gates Foundation. My goals are 100% in sync with those of the foundation, and my physical participation is in no way needed to achieve these goals.\"\n</blockquote>\n<p>While it's true that Buffett has slowly been pulling back from his non-Berkshire activities for years now, the timing of his departure from the Gates Foundation board is certainly curious. As Buffett himself concedes, he was an \"inactive\" member of the board. The board includes two other members, Bill and Melinda. Maybe Buffett simply couldn't stomach the awkwardness at board meetings.</p>\n<p>Melinda Gates reportedly divorced her husband over his friendship with Jeffrey Epstein, something that Buffett has been mum about - though Warren Buffett was never tied to Epstein like many other titans of American business and finance have been.</p>\n<p>Buffett has contributed $27 billion to the Gates Foundation over the past 15 years. Mark Suzman, the foundation’s chief executive officer, told employees last month that he was in talks to strengthen \"the long-term sustainability and stability of the foundation.\"</p>\n<p>Suzman \"is an outstanding recent selection who has my full support,\" Buffett said. Home Partners owns more than 17,000 houses throughout the U.S., which it bought, rents out and offers its tenants the chance to eventually buy.</p>\n<p>U.S. home sales soared last year at their fastest pace in 14 years, when low mortgage rates and the rise of remote work during the pandemic sentbuyers scrambling to find larger living spaces.</p>\n<p>The lack of homes for sale relative to demand andrecord housing priceshave slowed the pace of home sales in recent months. But on a historic basis, the market remains red hot, and analysts say that demand from millennials entering their prime homebuying years is expected to fuel demand for years to come.</p>\n<p>Blackstone was among the big investment firms to buy houses in bulk in the aftermath of the subprime crisis, when lenders sold off foreclosed homes at marked-down prices. The New York firm built a portfolio of tens of thousands of single-family homes, then rented them out through a company calledInvitation HomesInc.</p>\n<p>In 2019, Blackstone exited from the single-family rental business when it sold its last shares in Invitation Homes, which had become the largest U.S. firm in this industry with 80,000 homes for lease. The firm put its toe back in the market in 2020 by investing $240 million to buy a preferred equity stake in Toronto’sTricon ResidentialInc.,which buys single-family rentals in North America.</p>\n<p>Blackstone’s deal for Home Partners, which people close to the matter say could be announced as early as Tuesday, shows that Blackstone is turning even more bullish on U.S. housing.</p>\n<p>It is rejoining an expanding roster of Wall Street powerhouses that have acquired single-family rental companies. Canadian property giantBrookfield Asset ManagementInc.recently acquired a stake ina landlord that owns more than 10,000 U.S. homes. J.P. Morgan Asset Management and Rockpoint Group LLC also have made big investments in single-family rental operators.</p>\n<p>The business is attractive to investors because growth can come from both rising home prices and rent increases. The S&P CoreLogic Case-Shiller National Home Price Index, which measures average home prices in major metropolitan areas across the nation,rose 13.2% in the year that ended in March, up from a 12% annual rate the prior month.</p>\n<p>The rental market showed signs of softness during the pandemic, especially in downtowns that saw an exodus of residents.But lately rents, too, have begun to rise.</p>\n<p>Median asking rents rose 1.1% annually in March to $1,463 a month across the country’s 50 largest markets, according to a report from Realtor.com.</p>\n<p>Many analysts say that with home price gains showing little sign of easing, rents can continue growing throughout the U.S. as would-be home buyers are priced out of the sales market and are compelled to keep renting.</p>\n<p>For all their recent activity, big institutional investors own about 300,000 U.S. homes, or only 2% of single-family rental homes, according to a report by New York-based financial firm Amherst Pierpont Securities LLC. About 85% of the single-family rental market is owned by investors with 10 or fewer properties, the firm said.</p>\n<p>Home Partners, founded in 2012, has a different business model from Invitation Homes and some of the other big firms in the single-family rental business. It gives renters the option to buy at a predetermined price at any time with 30 days notice.</p>\n<p>To that end, Home Partners limits its acquisition of new houses to those homes identified by people as ones they would possibly like to buy after renting.</p>\n<p>“What we’re doing is following consumers to acquire our homes and letting them pick the communities they want to live in,” said William Young, the firm’s chief executive and co-founder at a real estate conference one year ago.</p>\n<p>Home Partners chose Blackstone’s all-cash offer after a competitive bidding process, according to people familiar with the matter.
